Description: Pau, the leading commercial hub of South Aquitaine, benefits from a strategic location between the Pyrenees, the ocean, and Spain. With its 165,000 inhabitants, the Pau urban area is a driving force in the region. The city of Pau alone has 78,620 residents (+3,000 in two years) with strong purchasing power. Its city center, undergoing revitalization, has seen a 57% increase in foot traffic since 2020, reaching 36.56 million visitors in 2024. The Christmas Market set a record with 3.39 million visitors.

Major urban projects further enhance its attractiveness: the renovation of Les Halles in 2018 (30,000 visitors per week), the restructuring of Centre Bosquet and Galeries Lafayette (completion in 2027). The city center hosts 600 stores, 30% of which are retailers. Over the past two years, 30 new national brands have set up shop. Key anchor stores include FNAC, ZARA, BOUCHARA, MONOPRIX, GALERIES LAFAYETTE, and STARBUCKS.

Since 2022, commercial vacancy rates have declined, in contrast to the average increase in cities of similar size. This resilience results from a proactive strategy implemented over several years. For instance, the City of Pau supports new businesses by providing subsidies and personalized assistance. It demonstrates that tradition and modernity can be combined to create an attractive city center, capable of meeting the challenges of an evolving retail landscape.
